Case Study

A busy downtown law firm needed to relocate their two-year-old office when their landlord requested they leave to make way for a condo-conversion. They had found an ideal location that suited their projected growth needs. The new space had belonged to a advertising and public relations firm and was very well appointed with full height cherry wood paneling in the reception area along with marble floors and indirectly lit ceiling coffers.

The new building landlord had agreed to supply and install new carpeting and paint throughout, but the electrical and voice/data needed additional outlets and hook-ups. There were some other minor changes required to create an up-to-date office environment, such as a server room with a locking door and a wall and door separating the service hall from the reception area. The client also required new furniture to augment his existing and wanted help in coordinating the switching over of his phone numbers.

i.e. was helpful in the Pre-lease phase by creating a tailored preliminary Budget showing just how much an office move would cost the client. This document was instrumental in convincing the client’s landlord to give him more than twice the original offering as a buy-out.

i.e. created the construction documents for the additional doors and other changes, a finish plan for the new paint and carpet locations and a furniture plan highlighting the existing furniture locations and where new furniture was needed. Also developed was a schedule to highlight when crucial decisions had to be made.

i.e. secured bids from three office dealerships for new furniture based on matching exactly the existing furniture. From the highest to the lowest, the client realized a savings differential of over one third the total cost of furniture and delivery. The moving company service was also competitively bid among four different reputable companies and when a preferred company came in the highest, a requested re-quote brought their price down by several thousand dollars. Overall, by skillful negotiation, i.e. was able to help the client realize over $42,000.00 in money saved.
