They had downsized in New York City by one tenth but wanted to keep a high profile satellite office. They needed to liquidate 30,000 square feet of office furniture, only keeping some chairs, a few file cabinets and shelf units. Their request was to have attractive new furniture and a pleasing color scheme, a shear deviation from the gray tech look they had had for five years. Besides showing them how they would fit into a much smaller office we had to create for them a fast-tract move schedule and overall budget. There were some tense moments, as their new lease was not signed in time for their move-out date. They solved this by going to swing space and having all the to be re-used furniture and office contents stored. But the biggest problem was getting their new space ready for them in the two weeks after the lease finalization. i.e. was able to accomplish this for them by doing a basic ‘Design-built’ where we acted as the general contractor interfacing with the different sub-contractors. The client was responsible for paying each of the sub-contractors directly, but even with our fee for the coordination they saved about $25,000.00.
