Case Study
For the financial firm of John W. Bristol & Co. located on Wall Street, i.e. was asked to reallocate space to provide room for two new workstations and one more partners office. One obstacle was that all the window walls were taken with existing partners offices and the eight person-trading desk. The only available space left was the lunchroom and two small breakout areas that functioned as a library and a reading lounge.
By creatively installing full height movable frosted glass walls with a door, one area was carved out for the new partner. The other area, which had been the library, was left open and fit the two new workstations. A storage room was reconfigured to become the library by installing new carpeting and pre-assembled bookcases.
It was very important to make sure that the new furniture and finishes matched the existing to give a feeling of continuity. Other than fitting everything into a limited space, the biggest hurdle was finding a way to make all the construction changes with a reasonable budget.
This was accomplished by doing a basic Design-build where i.e. acted as the general contractor interfacing with the different trades. The client was responsible for paying each of the sub-contractors directly, but even with the Project Management fee they saved about $15,000.00.
