Pre-Lease Services:
i.e. provides Test-fits and building evaluations to clients who have narrowed their search for office space to two or three potential locations. The space-plan will take in to account primary requirements for number of personnel, private offices, reception, open areas and auxiliary rooms for storage, files, pantry, conference, etc. In this stage a review of the landlords Work-letter will highlight the amenities that the tenant receives as part of the lease agreement and that will either come with the space or will be provided in the built-out. Such amenities may be the size of the air conditioning unit, if a pantry with a refrigerator is included, the kind of lighting and how much power is supplied to the space.
i.e. will offer to do a preliminary Budget for the move or renovation taking into account both hard costs and soft costs. Also developed is a Project Schedule that will generate a better understanding of the time-line for milestone dates of deliverables and when specific tasks are to be completed.
Interior Design:
i.e. will create a Program of requirements and from that develop Space-plans to show how the rooms configuration and where the furniture is placed. Client tastes and image objectives are imperative in creating a visual design that reflects the clients culture and that is both comfortable and efficient. If the budget frame calls for a conservative approach, building standards for doors, hardware, light fixtures and the carpet manufacturer will be selected. In all instances, the client has final approval on the interior design elements, such as the paint or wall-covering selection, the carpet colors and all new or reused furniture.
Interior Architecture:
i.e. will supply the Construction Documents that are necessary for the Department of Buildings approval and for construction. These documents will be drawn in scale to building code specifications and will be signed and sealed by a registered architect and coordinated with a licensed engineer.
Project Management:
i.e. will provide Project Management, which is probably the most important component of any construction commission. If done correctly it will save both time and money, otherwise it can be the source of the greatest frustrations. From coordinating the IT to the actual construction, tight control of scheduling and prompt decisions will keep the process moving along according to schedule. A paper trail consisting of notes, correspondence and meeting minutes helps everyone stay informed.
Move Management:
i.e. will find a reputable moving company for the best price which can be a daunting task as there are over 400 licensed moving companies in New York City. After reviewing what furniture, files, and equipment are to be relocated to the new space, up to five different moving companies will be interviewed to gather competitive bids. The buildings will be contacted for their freight elevator times and costs and then scheduled for the move date. This detailed scheduling work is necessary for a move and can be a difficult task for anyone to handle while attending to their regular duties. i.e. takes the guesswork and confusion out of the move process.
